Should I Sell My Home Before Purchasing A New One?
 

When purchasing a home, if you have not yet sold your own home there are a few things that you must consider. 

1) When is the closing date?  Depending upon the situation of the Seller; a long closing may work.  Considering, the average home takes approximately 3 months to sell; you need to select a closing date that gives you enough time.  If you don’t give yourself enough time to sell your own home before closing, you are going to be stuck carrying two homes.  Can you afford this risk?

2) Is this a seller's market?  Look at the homes that have recently sold in your area, and find out how many days they took to sell.  If you need to be sold in 60 days but the average house is taking 90 days you may run into problems.

3) How many homes are on the market?  If there are a lot of homes on the market, you may have a Buyer's market which could make it difficult to sell your home at the price you desire. 

When answering these questions it should become clear whether or not you should purchase a home before you have sold your own home.

 


 

10 Tips For Picking the Right Home


1. Drive the streets, stand on the front porch and check out the surrounding homes to determine to get a good feel for the neighborhood.  The neighborhood affects not only the price you should pay for the home but what the future value will be when you go to sell.  You can usually get a good feel for the neighborhood by looking at the roofs, driveways, cars, lawns and other exterior features.  If the trend for the street is poor exterior maintenance; it's usually a good indicator of the interior condition.  With that in mind, poor exterior appeal of surrounding homes can make it difficult for you to sell when it comes time to move.

 
2. Look at the flow of the home and the room sizes and make sure that they suit your lifestyle and your furniture.

3. Kitchens and bathrooms are the most expensive rooms to renovate; pay close attention to the age and quality.

4. Doors and windows should operate smoothly and be properly caulked to avoid drafts.  Check the frames for soft wood which is a sign of rot.

5. If you’re looking at older homes check under the carpet for hardwood flooring, you may be pleasantly surprised.

6. Pay attention to the appliances and fixtures that are included, are they in good working order.

7. Walk around the outside of the house and watch for soggy areas near the foundation.  This is often a sign of poor drainage.
 
8. Check out the condition of the roof and find out the age.

9. If you intend to have an in-ground pool in the future, make sure you view the survey to verify nothing is restricting the installation.

10. Lastly hire a recommended Certified Home Inspector to inspect the property so you know what you’re buying.
