FAQ

Q: How do I upload my photos?



A: Once you have finished photographing your home, download the pictures to your computer.  If possible save the pictures to a file folder that you will be able to find easily.  Once the photos are downloaded:


   1. Simply log into your account

   2. Under “Add or Edit Listing” click Edit.  This will bring you to your property Listing Information Sheet.

   3. Scroll down to the bottom of the page where you will find the “Photos” section

   4. Click “Browse” then go to My Documents

   5. Click “My Documents”

   6. Then click on “My Pictures”.  It is in this file folder that you will locate your photos.

   7. Simply click on a photo and then click “Attach”

   8. Once you have attached the first photo, click on “Browse” again and locate the next photo.  Continue this process until you have attached all photos.  Remember the first 6 pictures that you select will be the pictures that appear on the feature sheet.

   9. Before submitting your photos, remember to check off the box beside the picture that you wish to be the Main Thumbnail.  The Main Thumbnail will be the main picture that appears when your home is searched and the main photo on the Listing Information Sheet.

  10. If you wish to remove any of the pictures that you have uploaded, simply check off the “Delete” box beside the picture and when you submit the pictures it will be removed.

  11. Once you have attached all the photos click on “Submit” located at the bottom left hand corner of the box.

  12. Congratulations you have successfully loaded your photos to the web!  You will now see your property listing with photos.


Q: What is Google Adwords and how does it work?


A: Google Adwords is an online marketing tool that can be used to attract interested buyers in your area.  We will select key words that describe your house (i.e. city, particular area of the city, features of the home, etc) and purchase Google AdWords accordingly.  When prospective Buyers type in these particular words or phrases into the Google search bar, a link to your home will appear!  This allows you to target Buyers that would be interested in your home.


Q: How much commission do you charge?


A: We do not charge a commission.  The price of the package you select is all that you will have to pay.  You do have the option to offer out a commission through a broker cooperative offering.  This is designed to motivate Real Estate Agents to bring their buyers to your home.  This can greatly improve your chances of success.


Q: What do I receive when I list my home with Onsale Homes?

Q: How long will it take for my home to show up on the Onsale Homes website?


A: Once you have filled out the information and uploaded your photos through the property information sheet your home will be posted to the web immediately!


Q: How long will it take before my signs arrive?


A: Onsale Homes uses UPS ground fare which takes 5 business days.


Q: Does Onsale Homes advertise for me?

Q: Does Onsale Homes guarantee that the package will work?        


A: If your home doesn’t sell or you feel that it is time you hire an agent, Onsale Homes will set you up with a respected agent from your area and when your home sells we will refund your money in full. * See Terms of Use for full details


Q: As a Buyer how can I determine if the Sellers price is reasonable?


A: Look at similar listings in the area and view the newspaper, internet or attend open houses in the area to get a feeling for what home values are.


Q: How does the “Make an Offer” option work?


A: The offer that you make will be emailed directly to the Seller for review at which point the Seller can accept, reject or make revisions and counter offer.  If the Seller accepts the offer, both Buyer and Seller can forward the agreement to their lawyer for review after which it will become a legally binding contract.

If the Seller chooses to counter offer, the Buyer will receive a newly revised Agreement of Purchase and Sale.  The Buyer can then choose to accept, reject or counter offer.  This process can continue until both parties agree to the conditions.
